Montecito Union is a public elementary school that provides an excellent education. MUS is rated top school in the area with five stars from school digger. Students consistently perform with the top test scores in the state (in the 90th percentile). In 1998 and again in 2014, the school was awarded "Distinguished School" status, by the State of California, for academic achievement. Also, in 2017, MUS received the green achiever award, which honors schools that conceive resources while promoting health and environmental literacy.

In a year with great challenges, the 2018 housing market proved to be remarkably RESILIENT. Both Montecito’s and Hope Ranch’s high-end showed signs of record strength.


MONTECITO MARKET - Q4


BELOW YOU’LL FIND Q4 AND YTD STATS AND DETAILS, BUT FIRST… THE KEY TAKE-AWAYS:

Despite the tragic 1/9 debris flow, Montecito remains an incredibly desirable place to live; those that can afford to live anywhere in the world are still choosing Montecito. And it’s not just folks from LA or San Francisco coming here. We continue to see buyers from New York, Florida, Illinois, Texas, Hawaii and even a few from Europe.

While data doesn’t lie, sometimes it doesn’t take into account outlying factors. Though you’ll see that YTD sales are down approximately 20% in Montecito, we feel it’s important to remember that Montecito was physically closed in December and January, approximately 20% of the year, which affects those statistics. We feel positive as to how the market performed in 2018 and are looking forward to an even better 2019.

 

 

There were 19 properties on the market in the “red zone” that were sold this year; 2 of which were heavily impacted by the debris flow.

The high end finally started to sell again! After a very sluggish 2016 and 2017, sales over $10M began to rebound. There were only 7 sales total between 2016 and 2017 in Montecito. And yet 2018 saw 10 sales over $10M!

Even more good news; we know of one additional sale over $10M set to close early 2019… and a few other sales currently in the pipeline that we look forward to reporting in our 2019 Q1 report.

Hope Ranch was already starting to see an uptick in sales towards the end of 2017, with 38% of the sales occurring in Q4 2017.

There was an increased demand in the beginning of 2018, some of which was spurred by the debris flow in Montecito and some of which was buyers that had been sitting on the sidelines realizing they couldn’t wait.

Hope Ranch saw 14 of 2018’s 37 sales in Q1 alone. Q2 had 9 sales; Q3 had 8 and Q4 closed out with only 5.

 

THE REAL STORY IS THE HIGH END IN HOPE RANCH.

Hope Ranch saw the highest number of sales over $10M in 2018, with 5 sales; the second best year for the high end was in 2007 when there were 4 sales.

 

2019 is already starting off to a great start for the high end in Hope Ranch, with sales at 4160 La Ladera for $14.8M and at 4445 Via Bendita for $16.438M.

Archive Design Group’s projects end up being a fusion of historical and contemporary, and their style is ever-evolving depending on the project.


TRENDS

Archive Design Group is seeing a lot of modern design internationally. Countries around the world are utilizing natural material with modern purity in the layout. They have seen good use of natural lighting and passive ventilation techniques. Archive Design Group values high-end construction quality and sustainable development. They would like to see more sustainability models used such as fire resistant architecture in high fire zones. They would also like to see more contextual architecture—designing homes to fit within the natural environment and deriving style from cultural and historical precedence.


PROJECTS

Archive Design Group is currently working on projects in Venice, Malibu, and Hollywood Hills. They have also completed projects in the Santa Barbara area. Their project in Hollywood Hills is currently under construction. For this project, they are pulling from Asian cultures and going for a Shangri-la look. This property is high on a hill, overlooking the entire city. Archive Design Group’s approach to this site is interesting and unusual—unlike other properties in the area, they pushed the building to the side and have the central courtyard and view as the home’s focal point.

La Ladera is one of Archive Design Group’s favorite projects and happens to be one of our current listings.

Archive Design Group on La Ladera: “This hillside single-family residence located in Hope Ranch, Santa Barbara, California is about quarter-mile from the Pacific and at 300 feet in elevation. Set amidst mature Oaks and Canary Island Date Palms, the home is intended to be a private and casual compound. It is keyed into the hillside towards the top of the site and is oriented to maximize views towards the ocean, above the tree canopy of the neighborhood. The building footprint runs in a staggered linear formation with incremental courtyards on the ocean side to offer generous access to garden space natural light, and ventilation, while offering buffer zones between various parts of the program. The massing is broken up diagrammatically into three main parts: The heavy stone-clad (Santa Barbara Limestone) plinth on the lower level, the light colored smooth stucco Spanish style bungalows on the upper level, and the wood-clad (Ipe wood) circulation corridor running the length of the home, and tying everything together. The majority of the landscaping of the 2.3 acre site is intended to be naturalistic, with the exception of the walled desert garden and the stepped, blue entry garden on the high side of the home as well as the poolside lawn which is dotted with King Palms, and is more tropical in its language.”

Andy, Dave, and Mary began their practice together in Santa Barbara over thirty years ago with a shared passion for art and design. Their goal has always been to collaborate with people to create great design, and to enjoy the process along the way. NMA enjoys helping their clients and friends build their California dream. NMA finds inspiration for their award-winning home designs within their clients’ unique needs, desires, and the beautiful Santa Barbara natural environment. They have a couple of net-zero homes in the works—meaning that on an annual basis the homes will create as much energy as they consume.

“One upcoming project that is near and dear to our hearts is the Carpinteria Arts Center. Every year NMA selects a worthwhile community project and we provide our services pro bono. It’s our way of giving back to our community that has been so good to us. Carpinteria Arts Council is a great grass-roots based non-profit origination that supports the arts focusing on art education for children. We have helped them reimagine and renovate an old dilapidated downtown Carpinteria building into their new community art center. Working with all the passionate community volunteers has been very rewarding. We’re excited to see the art center completed in the coming months.”

66TH ANNUAL DOWNTOWN SANTA BARBARA HOLIDAY PARADE

On December 7th at 6:30 pm, more than 65,000 people will line State Street in anticipation of Santa Barbara’s only nighttime parade, the 66th Annual Downtown Santa Barbara Holiday Parade. This signature event brings marching bands, holiday-themed floats, spectacular performance groups, and local personalities.

32ND ANNUAL HOLIDAY PARADE OF LIGHTS AT THE HARBOR

Hundreds of families will come out to play in 10 tons of snow and take photos with Santa to get into the holiday spirit. The first 400 children receive free goody bags from Santa’s helpers. The annual boat parade begins with about 30 boats motoring, sailing, and paddling the Santa Barbara Coastline. Visitors enjoy a fireworks show after the parade.

OLD TOWN GOLETA CHRISTMAS PARADE

On Saturday, December 1st at 6 pm, Goleta will be transformed into a holiday wonderland. The parade will run on Hollister Avenue, between Orange Avenue and the Goleta Valley Community Center. Following the Parade, there will be a Christmas Tree Lighting in front of the Community Center as well as an opportunity to meet and take pictures with Santa Claus.

BREW YEARS EVE SANTA BARBARA

On December 31st, finish off the holiday season and ring in the new year at the Historic Carrillo Ballroom in Downtown Santa Barbara. You can get on the Brew Bus to get to Brew Year's Eve safely! Pickup locations include Carpinteria (Island Brewing Company at 7 p.m.), Goleta (M Special Brewing at 6:45 p.m.), and two convenient Santa Barbara locations. The bus ride includes ride to, and from, the event and must be pre-purchased.

THE STORY BEHIND BELLOSGUARDO

Bellosguardo is a twenty-four acre, lavish Italianate villa that sits on a bluff overlooking the Pacific. For sixty years, this estate has been one of the least-visited and most-whispered about landmarks on the California coast. The estate was cared for by Anna Clark, widow of copper king, Senator William Andrews Clark, in 1937, and then owned by their daughter, Huguette, until her death at age 104.

BELLOSGUARDO TODAY

Today, Bellosguardo stands just as Huguette left it many years ago: perfectly maintained and protected. Upon her death, Huguette left the estate to the Bellosguardo Foundation, which is dedicated to honoring the Clarks’ past and their vision to transform Bellosguardo into a center for art and culture in Santa Barbara and beyond.

WHAT IS GHOST VILLAGE ROAD?

Every Halloween, "Ghost" Village Road attracts over 1,500 people in costume and ready for treats.  The Lower Village turns into a lively daytime trick-or-treating extravaganza, and all the local businesses are prepared for the exciting event. Children and their parents walk up and down the entire stretch of the road, collecting as much candy as possible. The Montecito Association created this fun, safe, and family-oriented event that also benefits all the shops and businesses along Coast Village Road as it gives us a chance to interact with the community.

NEW FEMA FLOOD MAPS ISSUED

FEMA recently issued revised Flood Insurance Rate Maps (FIRMs) for Santa Barbara County. These maps, which took effect on 9/28/18, show areas that are considered to be in a floodplain, and therefore may require homeowners to obtain flood insurance.

The map release, which includes a regular FEMA map update and an earlier Letter of Map Change (LOMC), has added a total of approximately 198 parcels to the Special Flood Hazard Area ("100-yr flooplain"); this is considered the high-risk flood zone. The map release has also removed approximately 472 parcels from that high-risk zone.

Prospective home buyers are advised to check with their insurance agent to see if specific property's flood zone designation, and insurance requirements, will be affected by the map changes.
