#1 San Ysidro Trail

This a beautiful and relatively easy 4-mile round trip hike.  The trail is shaded by trees, providing retrieve on warm days.  A large waterfall greets you  after 2 miles in.  The waterfall can be quite impressive after a strong rain, and very tranquil in the drier months.

Lutah Maria Riggs (1896-1984) was Santa Barbara’s first licensed female architect and the first woman in California to be named a Fellow of the American Institute of Architects. Riggs’ career had great breadth and spanned both notable residential and commercial works. Her legacy is seen throughout Montecito and Santa Barbara in places like the Lobero Theater, Vedanta Temple, and the Botanic Garden. Riggs continued to practice architecture until the age of 84 before eventually retiring in her beloved hometown of Montecito.

Playboy Mansion Up For Grabs!

Hugh Hefner, founder of the Playboy empire, recently put his Beverly Hills mansion up for sale in what is, quite possibly, the most talked about listing in Los Angeles real estate history. The mansion - famous for housing exotic animal's, Hefner's "Bunnies," and some seriously risque parties - is listed with Hilton & Hyland for $200,000,000.  Some of the more notable property features include: a pool with a grotto, tennis courts, a wine cellar, a gym, a movie theatre, and a 4-bedroom guesthouse. Also included in the sale is a zoo license and.... Hugh Hefner himself. Whoever purchases the property must allow Hefner to remain in the estate for the remainder of his life (fancy a dinner guest?). A spokesperson for Playboy Enterprises stated that the sale is a strategic decision that will allow Playboy “to continue to reinvest in the transformation of our business", and noted that the home served as a workplace and creative center for Hefner and he hopes that it will do the same for whomever the new owner is to be.

Architecture of Montecito


Some of the most well known names in architecture made their way to the small town of Montecito, CA, designing and building extraordinary estates, most of which are still inhabited today. 


George Washington Smith

George Washington Smith founded the California Movement in Spanish Colonial Revival architecture in Montecito, and was the founder and early leader of Santa Barbara's signature Spanish Style architecture.  Smith attended Harvard with the goal of obtaining a degree in architecture, but due to financial reasons, dropped out to find a job. 

He soon became a bond trader and, after a successful career, he retired and moved to Montecito with his wife to paint.  There, he purchased land and built his Andalusian Farmhouse style home with a separate art studio.  Shortly after, Smith found that folks were more interested in the design of his home than they were in his art.  

 He found himself being commissioned to design "homes with soul." Inspired by Spanish Architecture during multiple trips to Spain with his wife, he incorporated Spanish finishes into his designs. His career only lasted a short 12 years in Montecito, when he passed away at the age of 54.  HIs work continues to be admired in the area and his homes are in high demand even to this day.

 

Lutah Maria Riggs

 
 

Lutah Maria Riggs was the first licensed female architect in Santa Barbara and the first woman in California to be named a Fellow of the American Institute of Architects. Riggs attended UC Berkley, but moved home to Santa Barbara before completing her studies to be with her ailing mother.  Back home, she started working as a draftswoman training underneath and working alongside the famed George Washington Smith.  

In 1931, she started her own firm and went on to design some of Santa Barbara's most famous buildings such as the Blaksley Library at the Botanic Gardens (bottom right) and the Vedanta Temple (top).

 
 

Riggs was also known for the stunning homes she designed for wealthy clients such as Alice Erving, Avery Brundage, Wright Ludington and many more. 

 

Bertram C Goodhue

 
 

Bertram C Goodhue was a leader in neo-gothic architecture with significant commissions from ecclesiastical, academic and institutional clients, such as the St. Thomas Church on 5th Ave in New York City, pictured below.

Most of Goodhue's work was centered in New York; however, he built some of Montecito's most historically famed properties, such as the El Fureidis And Val Verde estates.

 

 

Val Verde was originally owned by the cousin of the owner of El Fureidis, and occupies the land adjacent to it.  The owner hired Goodhue to design the home and it was the first in the area done in the Spanish colonial revival style.  The property was later sold to an one of Santa Barbara's most important cultural figures, who  collaborated with Lockwood de Forest on the formal gardens, which de Forest would work on intermittently for the rest of his life.  Val Verde long served as the backdrop for some of Santa Barbara's best parties and provided solace to some of the entertainment industries biggest names. 

 

 

El Fureidis, which translates to "pleasure gardens," is one of Montecito's most historical and notable properties. The grand Roman villa was founded in 1906 and was defined in the early 1900's as one of the top 15 places to visit in the United States.  This iconic, ocean view estate served as the backdrop for Charlie Chaplin's wedding to Oona O'Neil and also for the filming of the 1983 movie, Scarface starring Al Pacino.

 

Frank Lloyd Wright

Frank Lloyd Wright was commissioned to build the George C. Stewart home near the intersection of Hot Springs and Summit Rd in Montecito. The prairie style residence, constructed in 1910, was his first home in the state, and the only example of this style of his architecture in California.  Made of redwood, and with over 350 windows, Wright created a natural flow between inside and outside surroundings.

Ever heard of Montecito? While many know the coastal community of Santa Barbara, it's tiny neighbor Montecito is a best kept secret (even though Forbes rated it #14 of the top 25 places in the world to retire). And while Montecito has a past that is riddled with bandits and soldiers, some of the most influential celebrities, politicians and architectural names in the world call it home.


For over 10,000 years the Chumash Indians inhabited Montecito and were the first to discover the area's famed hot mineral springs.  The springs were said to have had magical powers to heal the sick.  Word of this brought Wilbur Curtiss, an ailing man with a life expectancy of six months, to the springs during 1855.  A 100-year-old Indian led him up to the ancient spa where the waters restored Curtiss to robust health.  So much so, that he later filed a homestead claim on the Hot Springs and thus became Montecito’s first American settler.  

In the 18th century, the Spanish arrived to occupy and Christianize the area, building the famed Presidio and Mission. 

Many settled on plots of land as large as 50-acres, ranging across the foothills and out to the beach, where they found the soil, air and climate to be perfect for growing crops, citrus and other exotic fruits.  Soon after, merchants and craftsmen set up shops and began forming small towns, which are known today as Montecito's upper and lower villages.


In the middle of the 19th century, the area became known as a haven for bandits and highway robbers, who hid in the canyons and oak groves, preying on the coastal traffic between towns that had developed around the missions.  But, that couldn't stop the word from getting out about the quaint beach town. By the end of the 1860s the bandit gangs were gone, as Italian settlers began to arrive. Finding the area reminiscent of Italy, they built farms and gardens similar to those they had left behind.  

Around the end of the 19th century, wealthy tourists from the eastern and midwestern United States began to buy land in the area.  It was near enough to Santa Barbara for essential services, while still being secluded.  Desirable weather and affordable land offered the promise of comfortable, heathy living.  Luring names such as Rockefeller, Carnegie, Fleischmann, Cudahy, DuPont, Swift, McCormick, and Bliss, the ultra-rich quickly fell in love with the area’s beautiful scenery and Mediterranean-like climate. Developing estates ranging in size from 30 to 200 acres, and dubbed “The Hill Barons,” their palatial mansions occupied hilltops overlooking Montecito’s beautiful woodlands.

Today, Montecito remains a popular destination for the rich and famous; a place where they can easily escape to unwind from the big city bustle.  Attracting the upper echelon, such as Oprah Winfrey, Tom Barrack, Ellen Degeneres, Eric Schmidt, Ty Warner, Rob Lowe, Jeff Bridges, Arnold Schwarzenegger, Ivan Reitman, and may more, the town continues to offer solace to some of the biggest names in the entertainment industry.


Quaint streets lined with upscale boutiques and restaurants give the town it's cozy, village feel, while world-famous beaches and sprawling mountain tops lend themselves to outdoor activities of all kinds.  Estates offering the utmost in privacy and seclusion, combined with a climate that boasts over 300 sunny days a year, make the area nothing short of ideal.

13 Western states, British Columbia, and Alberta duked it out for Sunset magazine's first annual Travel Awards, which "recognize achievement in lodging, dining, cultural tourism, outdoor adventure, environmental stewardship, and other categories." The magazine solicited nomination entries for a variety of categories, and from there an array of teams, judges and advisory boards deliberated the winners. Judges included tourism directors, authors of travel books and resort CEOs, so opinions were legitimately sourced.

And the winner for Best Beach Town? Drum roll, please... SANTA BARBARA! It is a great distinction to be recognized in a magazine that specifically showcases the ultimate Western lifestyle. From world renown surf spots such as Rincon, vibrant night life on State Street and unique scenery, to a rich Spanish history and culture, and wine-tasting in Santa Ynez, it seems we hit all the checkboxes for an ideal coastal lifestyle. Drought, Desalination... What's The Deal?

Drought

The current drought in California has commanded the attention of many and as we continue to see minimal rain here in Santa Barbara and throughout the state, this is not an issue that we will be disengaging from anytime soon. This particular drought began in 2012 and is the worst drought in 1,200 years. This year also marks an all-time record low for snow pack levels in the Sierras amounting to an equivalent of 24 billion gallons of water loss. Limited rainfall has caused our water reservoirs to become depleted and over drafting of groundwater is underway. Looking at our future, "the 2016-2017 water year is looking dire...assuming that there will be no surface water coming from Lake Cachuma, the State Water Project or Jameson Lake." State-wide, Governor Jerry Brown has issued a mandate that urban water use must be reduced 25 percent below 2013 levels by February 2016. To put this all in perspective, NASA estimates, "it would take 11 trillion gallons of water to get us out of drought," and it is these types of severities that are causing people to seek for solutions to this complicated problem.

Recently, Santa Barbara increased to Stage 3 drought regulations, which call for stringent water use restrictions and increased water rates. Conservation techniques are another alleviation, which Santa Barbara residents are implementing effectively. In the month of May, residents conserved an astounding 37%, bringing reduction efforts up to 24% since last July and only 1% away from the city's goal (go SB!). Santa Barbara also holds the lead for highest conservation rates in the state, but we must also consider what else may lie in the near future for our community. If the drought persists and there is no water available for purchase, the city needs another fallback.

Desalination

Desalination has been a topic of discussion as the vast ocean near our homes provokes its consideration as a potential water source; after all, 97.5% of all the water on Earth is sea water. For a smaller Santa Barbara community like Montecito, drought relief options are limited and, aside from increased water rates, desalination seems a viable recourse. According to Montecito general manager, Tom Mosby, "Santa Barbara expects to get its desalination facility operational next year [and] if it’s approved by the state and the Santa Barbara City Council moves forward, Montecito could get emergency permit status by the end of 2016 for its own facility." A new Montecito plant would cost between $60 and $80 million and in conjunction with the Santa Barbara plant,  "could handle almost all the city’s water needs"; but only as long as residents continuation their conservation and cut their existing usage by 25%.

The Deal

- The drought is very serious and even with some recent minor rainfall, residents must keep in the mind that this issue has not been overcome. There is a 70% likelihood that the drought will persist.

- Desalination is only a complementary aid to water conservation, and efforts are underway to recommission the Santa Barbara plant as well as construct a new plant for Montecito; however, this may be costly, energy-intensive and it is questionable whether or not the plants will be ready and functioning before the drought is over.

- Effect on the real estate market: Water allotments per parcel are tightening and causing buyers to reconsider their water sources and water use (on average in California, almost 50% of total residential water use is for the outdoors/landscaping). Now more than ever, buyers are placing high value on wells and also drought-considerate landscaping in order to remain within these allotments.

If you enjoy this one, Rebecca, an avid hiker, also suggests trying the San Ysidro trail.

Site-seeing & Architecture - Rose Garden at the Old Mission, Santa Barbara

With such a rich history, there are a wealth of landmarks and stunning Spanish Revival style architecture throughout the city which should not be missed. Among the Santa Barbara Courthouse (known by many as the most beautiful public building in the country) and its gorgeous sunken gardens, Meridian Studios, and other iconic buildings, the Old Santa Barbara Mission will always remain a classic. Take Robert's advice: grab a blanket, some wine and outdoor games, and have a picnic next to the Mission's blooming rose garden. A retreat like this is best enjoyed if you bring some friends along!

Mid-day Dining -The Santa Barbara Public Market, Santa Barbara

For just over a year now, the Public Market has been host to an array of purveyors - priding itself in "handcrafted, regionally sourced and sustainably made food and wine." Whether you're looking for Crazy Good Bread, a quality cup of joe, delicious seafood, fresh-made pasta, or a glass of wine, the Public Market has it all. If you're feeling like working on your culinary artistry or need to host an event, their Kitchen serves as a commissary and event space. According to Marie, the Market is a great place to meet with friends because there is something for everyone, but her top pick is the potato gnocchi at the Pasta Shoppe. Pair with a flight of wine at the tasting bar for a delicious Italian meal...you definitely will not be disappointed.

Live Music - The Santa Barbara Bowl, Santa Barbara

Set on a hillside overlooking Santa Barbara, the Bowl is a historic amphitheater circa 1936 with striking views - a true landmark of the area. It has been host to some of the biggest names in the music industry including Bob Marley, Santana, Radiohead, Jack Johnson, Steely Dan, and Sting, just to name a few. The intimate venue also hosts a variety of up and coming artists, so all types of music fans can rock out. Upcoming shows include Aerosmith on July 7thAretha Franklin on August 6th, the Santa Barbara Mariachi Festival on August 8th and the Alabama Shakes on August 18th. Live music has always been a big part of Jasmine's life, her husband is even in a band called Surprise Me (vote for them here to help them have an opportunity to play at Summerfest in Wisconsin!). Of all the music venues she has been to, she claims that the Bowl is by far the most beautiful.

Dinner - The Lark, Santa Barbara

We L.O.V.E. the Lark! This family-style restaurant serves "locally sourced and responsibly grown" meals, which are incredibly fresh and delectable. Try the roasted beets and burrata, the marinated grill & hangar steak, the herb roasted diver scallops, or even their famous brussel sprouts - everything on their seasonal menu is simply divine. Sarah Kelly advises that if you're looking to grab a cocktail on a weekend night, this is the place to be. The bone marrow crusted beef cheeks and Mary's roasted chicken are her favorite picks on this menu.

Wine Tasting - The Funk Zone, Santa Barbara

The Funk Zone is a hip, arts, business, and industrial district close to State Street and the Santa Barbara harbor. Here you may find over 10 wine tasting rooms and a variety of studios, galleries, surf shops, and restaurants (including The Lark)! All within walking distance to each other, the Funk Zone makes for a lovely night on the town. Make sure to check out Pali Wine CoCorks N Crowns, and Dina's favorite, Les Marchands Wine Bar and Marchant, where she recently celebrated her engagement! Santa Barbara’s leading residential real estate team, Riskin Partners, a luxury division of  Village Properties Realtors, the area’s exclusive Christies International Real Estate affiliate,  has broken an all-time record, closing over $146 million in sales in the first quarter of 2015.  Partners Rebecca Riskin, Dina Landi and Sarah Kelly, earned the #1 position in the Santa  Barbara Multiple Listing Service (MLS) for dollar volume sales in 2014, and have closed in  excess of $284 million over the last twelve months. Riskin Partners has claimed the #1  position for dollar volume sales in Montecito 9 out of the last 10 years, and was recognized  by the Wall Street Journal in 2012 as the #11 team in the country.

Riskin Partners’ sales volume is a staggering 206% greater than the #2 agent in the Santa Barbara MLS. Among the team’s 2015 sales was an exceptional Padaro Lane beach house, which closed for $19 million, the year’s highest sale to date. Riskin Partners represented the sellers in every sale over $10 million this year. Three of those properties received multiple offers.

“In this year’s first quarter, Santa Barbara and Montecito have seen a substantial increase in real estate activity across the board,” said Dina Landi. “In fact, sales are up 26% year to date.”

A Quick Look Into the Inaccuracies of Zillow Home Zestimates in Santa Barbara

The LA Times recently examined Zillow's price inaccuracies, where Zillow CEO, Spencer Rascoff, remarked that their "Zestimates are a 'good starting point' but that nationwide they have a 'median error rate' of about 8%." This is of significance considering that Zillow is one of the most popular real estate information sites. "Shoppers, buyers, and sellers" alike often quote these estimated value prices to real estate agents, and discrepancies can sometimes lead to disagreements. The disparity can be especially significant in regards to luxury homes, where that "small" percentage can translate to hundreds of thousands of dollars - possibly even more in market areas where inaccuracy percentages are even higher. (Read the full LA Times article here) So, we decided to do a little bit of our own research about the Santa Barbara area including Carpinteria, and Montecito. We compared the sales price of 10 different homes that closed since January 1, 2015 to current Zillow Zestimate prices. Differences ranged from +/- 3% all the way up 31%, with the majority of discrepancies being between +/- 3% and 11%; the average deviation from actual closing sale price was 11.8%. Although it would be a stretch to assume this is the average for the entire Santa Barbara housing market, it does give us a general idea of the extent to which Zestimates are flawed. Fortunately, it seems Santa Barbara does not suffer from drastic price discrepancies, but it is a factor that home buyers, sellers, and shoppers should be aware of.

Lesson to learn from all of this: online home estimates should be used for general reference, and not treated as factual or explicit. Buyers and sellers are encouraged to trust the valuations of real estate professionals and appraisers.
