WHAT IS GHOST VILLAGE ROAD?

Every Halloween, "Ghost" Village Road attracts over 1,500 people in costume and ready for treats. The Lower Village turns into a lively daytime trick-or-treating extravaganza, and all the local businesses are prepared for the exciting event. Children and their parents walk up and down the entire stretch of the road, collecting as much candy as possible. The Montecito Association created this fun, safe, and family-oriented event that also benefits all the shops and businesses along Coast Village Road as it gives us a chance to interact with the community.

George Washington Smith + OLD SPANISH DAYS FIESTA

SANTA BARBARA IS KNOWN AND LOVED FOR ITS MEDITERRANEAN ROOTS. 


Famed architect, George Washington Smith, is hugely responsible for the Spanish inspired architecture that defines Santa Barbara.

Sand Castles


In real estate, the old adage of “location, location, location” rings true, and nowhere more so than at the water’s edge.

 

 

Of all beach properties that have transacted twice in the last 10 years, the average appreciation was 32.5%. Of those 16 beach sales, 15 properties saw dramatic appreciation; only 1 property transacted at a lower price, and at that, only $250k less than the previous sales price.

2019 has already been a great year for seaside properties. YTD, there have been 7 beach sales; 3 in Q1 and 4 in Q2. In fact, the 3 highest sales in Q2 were beach properties on Sand Point, Fernald and Posilipo, respectively.

There are currently 9 active beach listings in the MLS; 5 of them came on the market in Q2, and 1 of which went under contract within 5 days of being on the market. Riskin Partners is proud to represent the seller.

red Hot Red Zone?


Not as hot as we’d prefer, but definitely warming up. 

Per ReadySBC.org, the Red Zone designates “areas that will be included in an evacuation in a predicted 1/9 Debris Flow causing storm.” The Red Zone appears to represent approximately 25% of homes in Montecito. Many people have speculated that Red Zone properties would languish on the market, have a narrow buyer pool, and transact at reduced prices. While this has been true in some ways, the good news is the Red Zone has shown significantly increased activity and resilience in Q2.

In Q1, 1 Red Zone property sold; that was 3.4% of Q1 sales (1/29).

In Q2, there were 18 Red Zone sales, 28% of total closings (18/64); Riskin Partners was involved in 5 of these sales.

There are 3 pending sales in the Red Zone. 

While it might be a stretch to say the Red Zone is red hot, it does seem to be equalizing as buyers continue to recognize opportunity and value in this segment of the market. There are many factors that could explain the increase in Red Zone sales...distance from 1/9 Debris Flow, the installation of the ring nets, an abundantly rainy year. The maps are scheduled to be revised in the fall, and we anticipate additional strength as the evacuation areas are refined.

And what about that rumor that it is impossible to get insurance on Red Zone properties? Not true across the board.

In Q2 all of our Red Zone buyers were able to get primary market insurance on their properties. That said, it’s certainly nuanced and if you’d like more details, please give us a call.

Across all segments of the market, Q2 saw a strong increase in Montecito sales over Q1. Where as Q1 had 29 total sales, a whopping 64 properties closed in Q2.


Hope Ranch


The sales were up nominally in Hope Ranch with Q1 logging 9 sales and Q2 closing 12 transactions.

The five-bedroom, 12-bathroom property seems like the perfect addition to DeGeneres and her wife Portia de Rossi’s growing collection of luxury estates. The home features crown molding, floor-to-ceiling glass doors, an all-steel kitchen, and a 2,000-square-foot master suite.

 

 

What defines a Tudor-style home?

Tudor-style homes are recognizable by their steeply pitched roof and front-facing gables (the triangular portion of the roof). The windows are often tall and narrow with multiple panes. Large groupings of windows are also common. Tudor chimneys are another notable element: they typically have decorative chimney pots, a stone or metal extension at the top of the brick chimney. Smaller versions of these homes may have a storybook appearance to them, while larger Tudors often embody the romantic ideal of an English country manor.

Why are Tudor-style homes rare these days?

According to Peter Pennoyer, FAIA, of Peter Pennoyer Architects, innovative masonry veneer techniques developed in the early 1900s made brick and stone homes more affordable to build, but the intricacies of Tudors still were overly expensive for the average home builder. After World War II, when the country turned to focusing on new, affordable housing developments, the style fizzled out.

BELOW YOU’LL FIND Q1 STATS AND DETAILS, BUT FIRST… THE KEY TAKE-AWAYS:

  • Overall the market is very healthy, despite a bit of “dampened” activity presumably from the significant rainfall we received.   

  • The high-end market continues to perform well!  And Q1 stats may be indicative of the year to come.

  • We’re proud to say Riskin Partners was involved in 50% of the transactions YTD on listings $10M+.

The numbers don’t lie, but if you don’t take a critical look, they don’t always tell the full story either. In light of last year’s debris flow, we were surprised to see negative growth for Q1 in 2019 vs. 2018 in both Montecito (-12%) and Hope Ranch (-5%). However, closings are a lagging market indicator, meaning they are indicative of properties that went under contract 30-45 days prior to the sale.

At the risk of stating the obvious, there are clear “before” and “after” 1/9 Debris Flow markets so when analyzing year over year Q1 activity, it seems appropriate to take into account that some data points indicate activity in the “before” market. When you remove the ten sales that occurred between January 1st - January 9th, 2018, and therefore “before” market activity, Q1 sales increased 16% in 2019. Additionally, 2019 has seen continued strength in sales in the $10M+ market.

HOW IS THE HIGH-END PERFORMING IN 2019 YTD?

In Q1, from Carpinteria to Hope Ranch, there were five sales which closed over $10M; of those, one was over $25M and three were over $15M. Two additional properties listed for over $10M closed last week; one of them received multiple offers after only being on the market for nine days. Currently there is one additional pending property in the MLS, listed at $11.5M. 

Additionally, we know of two pocket listings that are in escrow over $10M, neither of which are in MLS. With the addition of these properties, YTD there have been seven closings and there are three pending sales over $10M. Considering the significant rains that began the year, 2019 is off and running to a fantastic start and we are on track to see more high-end sales in 2019 than we did in 2018!

Of the ten closed and pending sales listed at $10m+ closed in 2019, Riskin Partners is proud to have represented either the buyer or seller in 50% of the transactions. The next most involved agent participated in two of the transactions. Year after year, no one knows or is more intimately involved in high-end real estate in Montecito and Hope Ranch than Riskin Partners.

So what does a strong Q1 mean for the rest of the year?

Historically, strong high-end sales in Q1 are indicative of the year’s overall performance. Looking back at Q1 compared to YTD data between 2012-2018, there is a direct correlation between a strong $10M+ market in the first three months of the year and a high number of total transactions for the year - which has us very excited for the remainder of 2019!
