1395 Oak Creek Canyon Road was constructed with fire safety in mind. The roof has a fireproof membrane and all of the windows are laminated glass to prevent wind-driven pieces from crashing into the house. All of the exterior walls are concrete masonry units filled with cement and rebar along with steel mesh between each layer. Lastly, the air intakes for the HVAC units are all controlled with smoke detectors that close when smoke is present.

The Montecito market remains incredibly robust and highly desirable. Demand has not waned and we are at an all time low for inventory.

This has resulted in a significant increase in pricing. In some cases, we have seen an increase of 30% over pre-pandemic pricing. The timing of a buyers’ path to purchase has shortened significantly as have listings’ days on market. If buyers aren’t ready to act quickly when a property becomes available, it is likely that they will miss the opportunity to make an offer before someone else snaps up the home. Lots of owners are exploring the idea of selling but the big dilemma for them is where will they go after closing.

Year to date, Montecito has sold 93% more properties than in 2020 and the average number of properties for sale has decreased by 17%.

FAMILY MATTERS

We have seen a significant demographic shift since the pandemic. The biggest change has been the increase in young families making Montecito their primary residence. Between January and July of 2020 vs. the same time period in 2021, Riskin Partners saw a 160% increase in the number of families with children buying homes in Montecito. There are still many locals, empty nesters and second/third home buyers in our market, but the biggest shift has been the addition of young families to our community. We are seeing families primarily from all up and down the West Coast (Los Angeles, San Francisco, Seattle, etc), but also from other areas of the country as well. The consistent themes we hear are that people are prioritizing quality of life in the forms of being in nature, personal outdoor spaces, beautiful weather, lack of traffic, good schools, and distancing themselves from the hustle and stresses of larger city life. Coupled with so many companies allowing people to work remotely, Montecito is an incredibly attractive choice. Montecito is a wonderful small town that has all of the amenities of a larger city and we are thrilled to welcome our new residents.

The annual Village 4th road show is coming to you! In an effort to deliver the decades-long tradition, the Montecito Association is pulling together a Fourth of July Parade.

Starting at Upper Manning Park at 11:30am, the Village 4th road show will pass through San Ysidro Road, Channel Drive, Coast Village Road, and Olive Mill Road. This allows families to walk down their driveways or to the nearest street corner, while also being able to celebrate with their families at home.

The Montecito real estate market has been red hot and shows no signs of slowing down. Riskin Partners sold more than $600M in 2020, our strongest year on record yet.

Montecito real estate saw a 66% increase in sales in 2020 vs 2019.

South County sales increased 9% in 2020 vs 2019.

From Carpinteria to Goleta, there were 2,168 total recorded sales in 2020 compared to 1,985 in 2019.

We anticipated a slowdown or exhale around the holidays, but it never came. So far, 2021 has been in lockstep with the mania of 2020, and our team has been very grateful for the ride. Sellers have been too, with prices appreciating approximately 20-30%. Instead of a traditional market report, we wanted to compile the top four questions we have received from clients, architects, builders, friends, and even our spouses about the market.


QUESTION #1: WHERE IS THE MARKET GOING?

Some have speculated that once the vaccine rolls out, or fears of COVID ease, there will be a mass exodus out of Montecito and to urban burrows. This is a bigger, harder question to answer. There will certainly be a segment of the market who miss 9/10pm dinner reservations, high heels, and the energy of a big city who will leave Montecito when COVID is "over".

However, the market (stocks and real estate!) remains very strong. The more people who come here, the more the "secret" gets out. There are also many who have always had their eye on Montecito or already had a vacation home here. People's relationship with place - be it work or home - has shifted during the pandemic and we believe that will be a lasting change for many. Many families who would love to raise kids here but couldn't due to proximity to their office now have the ability to work remotely or just go in once a week. Others have examined priorities and decided that living life at a slower pace, in a beautiful environment is more valuable than ever. The proximity to bigger cities has not changed, and many are realizing that the perfect balance between access to amenities a city has to offer balanced with ease of lifestyle is the ideal way to live. Many of the buyers we’re seeing today are switching from Montecito being a secondary/vacation home to being a primary residence. It could be that the shift for those is that their second homes are in the cities, rather than here. 

This is a long-winded way to say, we can't know what will happen in the future, but that said, we feel confident about Montecito's future.


QUESTION #2: WHAT IS TRENDING?

  1. While it was already a trend pre-COVID, the demand for move-in-ready homes with a current look and feel has risen dramatically. Market data is a reflection of that as well. Recently remodeled or newer construction with the right look is selling very quickly, sometimes before it even hits the market or within mere hours on the market, and often-times with multiple offers. 

  2. Walkability is important. We’re seeing that evidenced by a recent demand for the Hedgerow neighborhood, as well as the neighborhoods near the beach and Lower and Upper Villages.  

  3. If a property has not been recently remodeled or newly constructed, but has a light bright look and feel with current furnishings in place, it sells faster and for more money than those with a more dated look overall. This was the case in the pre-Covid market as well, but it’s even stronger now.  

  4. Pools! They’re back and in demand. We believe that’s partly because people are spending more time at home right now, and private clubs are not always open. We used to tell clients that adding a pool is a fairly easy thing for a buyer to do. What’s odd is that, while that’s true, over the past 12 months, and even several months before the pandemic, we have seen buyers choose properties because they already had a pool. This trend may change in a post pandemic world, but for now it’s one that’s here to stay.

Pickleball is one of the fastest-growing sports in America and Montecito is no stranger to the trend.

A Brief background

The sport was invented in 1965 by 3 fathers from Seattle, WA, whose kids were bored with their usual activities.


what is pickleball?

Pickleball is a mix of tennis, ping-pong, and badminton played on a badminton-sized court with a slightly altered tennis net. The non-volley zone in the center of the court is known as the kitchen. Traditionally, the game is played to 11 in either doubles or singles.

The rules of the game include serving the ball underhand, cross court, where it must bounce once before the other team is able to respond. The receiving team must let the serve bounce and the serving team must let the return bounce before the ball can be volleyed back and forth. Players must stay out of the kitchen to avoid any faults!

Foodbank of Santa Barbara County


Each year, Riskin Partners looks forward to making a generous donation to a local cause, and after all of the challenges that 2020 has brought upon us, we are humbled to announce our contribution to the Foodbank of Santa Barbara County. Serving as the leading food distribution and hunger-relief organization in the region since 1982, Foodbank distrubutes 10 million pounds of fresh produce and nutricious groceries each year. Its programs create sustainable pathways towards food security with the goal of empowering and transforming the health of the community.

“In response to the global outbreak of COVID-19 in March, the Foodbank aggressively escalated its emergency food distribution efforts, doubling its distribution capacity and providing emergency safety training to its countywide partner network.”

Generally, people think of Santa Barbara as a wealthy beachside community; they do not realize that our county has the third-highest food insecurity rate out of the 58 counties in California and the second-highest child poverty rate. The COVID-19 pandemic has demonstrated the absolute necessity of food access to protect public health.

“Since March, Foodbank has distributed 12.5 million pounds of food (almost twice the normal amount) to 229,200 unduplicated people, a 20% increase of clients from the previous year.”

Celebrating over 100 years of community service, Unity Shopped Santa Barbara aims at providing dignity, respect, and choice to those in need. What once started off as a holiday project, soon turned into a year-round full-service operation, making it possible for people to get the help needed to avoid welfare and homeless situations.

Focused on the safety and resilience of the community following the Thomas Fire and subsequent Debris Flow, the Partnership for Resilient Communities has installed 6 nets in the hills above Montecito to ensure the protection of life and property for future rainy seasons.

The Partnership is made up of local residents who are action oriented and collaborative with the city in order to find the best solutions to our challenges and reduce future risk.


SANTA BARBARA BUCKET BRIGADE


The Santa Barbara Bucket Brigade was created to prepare for and respond to natural disasters and community crises through volunteer training, coordination, and deployment.

“With disaster relief services stretched to the limit and the need for assistance at an all-time high, five community members stepped up to organize a neighborhood relief response, aligning with public agencies to dig out homes damaged by the debris flow.” - SB Bucket Brigade Website

Formed as a result of the devastating debris flow in Montecito, the SB Bucket Brigade has led upward of 3,000 volunteers in digging mud and debris out of homes, helping families find lost belongings, cleaning up public open spaces, helping to restore local trails and walking paths, and rescuing endangered oak trees.


MONTECITO TRAILS FOUNDATION


Formed in 1964, the Montecito Trails Foundation works to preserve historic trails, acquire and develop new trails, and maintain and improve existing trails.

TEACHERS FUND



Teacher’s Fund was created in 2002, by Renee Grubb, the owner of our brokerage, Village Properties. The goal was to help Santa Barbara County teachers get the tools and materials they needed in their classrooms and for their students.

Over the years, Teacher’s Fund has granted over $1.6 million dollars to Santa Barbara County public and private kindergarten, Elementary, Middle and High School teachers.

John A. Jameson's Vision for Montecito

Not only was our newest listing, 700 Park Lane, DESIGNED by George Washington Smith with gardens by Lockwood de Forest—a rare collaborative project by the coveted team—it was built for a man who fought hard to preserve Montecito as one of the most desirable and envied zip codes in the world.


John A. Jameson, an attorney from Chicago and the original owner of 700 Park Lane, led the crusade to keep Montecito rustic and residential.

The first threat arose in 1927 when the widening and commercialization of Coast Highway was first proposed. The thought of billboards covering up the surrounding environment was not taken lightly by John Jameson. Instead, Jameson decided to contribute his own funds in order to create California’s first scenic parkway, complete with planted dividers and landscaped edges, banning all billboards and commercial housing. In a Montecito Parkway promotional brochure Jameson questions, “Which does the motorist want to see - signs or scenes?”. From then on, the Montecito Parkway, stretching from San Ysidro Road to Olive Mill Road, was the model for the California freeway system.

Again in 1929, Jameson was triumphant in his efforts to resist change in Montecito. Over-development came into question when builders would begin objectionable projects along the edges of grand estates. To prevent these homes from going up, estate owners were forced to pay a premium for the land. John Jameson and the Montecito Protective and Improvement Association were able to convince the county to pass the Planning and Enabling Act which would protect communities, like Montecito, from over-development by controlling lot splits and restricting lot sizes to the average of 8 acres with no lot under 1 acre. In addition, the act would keep Montecito’s utilities underground whenever possible.


Today, John A. Jameson’s iconic estate is primed for its next steward to carry on a legacy of love for Montecito’s quintessential, natural beauty.
