Each quarter we offer a market update that goes beyond new listings and sales. The actual pulse of the market is always more nuanced than just the numbers and we strive to always bring you the most meaningful information on what is happening in luxury real estate.
As we close out Q1 under state-mandated stay-at-home orders, there is really just one topic on everyone’s mind: COVID-19 and how is it affecting the market. Before we get into that, let’s look at the general overview.
Year to date there has not been any closings in the $10M+ price range; the highest Q1 sale in Montecito was 1237 E Mountain Drive, which closed at $7,550,000.
Q1 2019 was a different story with 5 sales over $10M in the first quarter from Carpinteria to Hope Ranch; the highest Q1 sale was in January 2019 at $27,000,000.
At first glance, it would appear that the market has softened. But did it?

Though the high end was soft compared to last year, there was considerably more strength in all other aspects of the market. Interestingly, the three highest sales of Q1 happened outside of Montecito; two were in the city of Santa Barbara (3511 Sea Ledge closed for $8.3M and 365 El Cielito closed for $7.6M) and the other in Hollister Ranch (108 Hollister Ranch closed for $8.250M). We see these sales as additional signs of overall market strength.
So now to what has been on everyones’ mind, feeds, and tv screens: COVID-19.
Though things are changing rapidly, we thought we’d give you a sense of what we’ve been seeing in the last couple of weeks. Spoiler alert - thus far, the market has remained active.
It certainly hasn't been business as usual since California's shelter-in-place order was issued. The good news is that residential real estate is considered an essential business in Santa Barbara County. That’s not the case in all counties throughout California, which do not consider real estate to be essential and which have shut down all in-person real estate activities. Though overall activity has decreased dramatically, over the last two weeks we put two homes in escrow, two buyers released all contingencies, and another asked to close early. We have had buyers, both local and out of town, looking at properties in a variety of price ranges. As you can imagine, people who are looking to escape urban settings are turning to the space and peaceful setting Montecito has to offer. Some have requested to see property in person and others are requesting virtual showings. Safety is paramount and we have specific protocols for in-person showings that adheres to CDC guidelines and protects all parties involved. In addition to the activity listed above, we have also seen some negotiations pause, buyers postpone or cancel showings, and had two escrows cancel.
As of 3/19/20, the date of California’s shelter-at-home order, Montecito had 14 properties cancel or withdraw from the market. At least two of these listings had tenants in residence and four of these withdrawn/cancelled listings were immediately put back on the MLS as a “Coming Soon” listing.
“Coming Soon” is a new category of MLS listing (like active, pending, or sold) that does not syndicate to public real estate websites like Zillow, Trulia, or Realtor.com nor does it accumulate a days on market count. We have spoken to a number of colleagues (locally, statewide, and nationally) to see what they are experiencing and to strategize on how we can best help our clients and our community. Across the board, though activity is down, there is a general sense of optimism. Housing remains something that is required in periods of change and in that respect, this time will likely be no exception. Though activity is slow, we, and many of our colleagues simply see this as a delay in activity. We anticipate that Montecito's appeal will only increase as people decide to leave more urban areas and some of our second home neighbors choose to make Montecito their primary residence. Additionally, as we all adjust to the ease and convenience of teleconferencing, the possibility of working "remotely" will likely open up Montecito to a new buyer pool who may not have considered our community due to proximity from their companies.
This is all evolving in real time and our next update will likely look completely different given the ongoing evolution of the situation.
The one good thing that may come out of all of this is that people are spending more time at home and likely more time online (dreaming about being in Montecito!). As mentioned, we are hearing from people all over the country who are keeping an eye on Montecito. We believe that once this settles down, Montecito will be even more desirable. There is a sense of peace, ease, and safety here that we believe will only be more alluring when we emerge from this situation. If nothing else, everyone seems to know how special Montecito is, and that there is no better community to shelter-in-place in than our beautiful town!

This year more than ever, we are seeing that today’s buyers are looking for move-in-ready homes. This trend towards instant gratification has largely divided the market into two types of sales: newly updated homes that sell quickly for top dollar or with multiple offers and more dated properties that tend to languish on the market and often appeal to value-driven buyers, or those with patience for a project. Of course, not all sales fall into one of these two categories but there is plenty of data that sort many of 2019 closings along these lines. The old adage of “location, location, location” still rings true as many of the properties which sold quickly are in the Golden Quadrangle, near the beach, or are walking distance to one of the Villages.

In 2019, Montecito had 43 sales over $5M; of those, 31 were professionally staged. Of the remaining 12, 11 were beautifully furnished with today’s modern look and feel. So what does this mean? The data shows that there is a specific aesthetic that resonates with today’s buyers. For sellers, there is a clear and replicable strategy that will attract the widest audience possible and help best position a property among its competition.

Q4 in 2018 had 40 sales, 8% of which were over $5M (3/40). Q4 in 2019, 22% of Montecito sales were over $5M (13/61). Not only did the number of transactions increase, so did the average price. While the under $5M segment of the market remains quite strong, we are seeing continued renewed strength in the upper segment of the market.
Montecito
Montecito’s Q4 saw a dramatic increase in closings over last year - 61 sales in 2019 vs 40 sales in 2018. As Montecito’s recovery continues and the community strengthens, the market is seeing renewed activity. In fact, in December 2019, southern Santa Barbara County had more closings than any of the previous 5 years! This momentum and current pending inventory is sure to equate to a robust start to 2020.
hope ranch
In Q4, Hope Ranch had 7 pendings and 6 closings, one more than Q4 2018. Of the 6 properties sold, 4 closed in the $2M range and one traded at $5.450M. The highest Hope Ranch sale of the last quarter was 4191 Mariposa which closed $7.99M; ironically, this property previously closed in Q4 2018 for $9.5M. This reduction is less an indication of diminished market value and more of a sale of convenience for the seller. Hope Ranch remains a desirable destination though habitually sees fewer sales than its neighbor, Montecito.

In Q3, Montecito was a mix of strength, caution, decisiveness, and impulsivity.
Multiple Choice
This quarter, a number of homes received multiple offers. The majority of these listings were priced in the $6M - $8M range, single-level, had views, were new construction or remodeled with "today's look and feel," and priced well or had a recent price reduction which repositioned them among their competition. There are three P's of real estate: price, property, and presentation. When they are all in alignment, buyers step up! Q3 saw some strong prices for sellers, and yet at the same time, there were also sales that represented very good prices for buyers!
At first glance, these discrepancies might appear to signal that there wasn't a trend in Q3 pricing. Quite the contrary: the juxtaposition in pricing represent transactions of convenience.
Occasionally, a well-timed offer will resonate with a seller who, after testing the market for some time, ultimately finds real value in moving on. Conversely, when the "right" property comes on, some buyers see value in acting quickly to secure their ideal home, even if it means paying what the market may perceive to be a premium. Montecito is a community with a great deal of elective real estate deals and many Q3 sales reflect this enviable discretion. What's on tap?
In September 2019, more listings went under contract than during any September in the last decade. We anticipate that will translate into a strong fourth quarter for the Montecito market as Q4 started with 12 closings in the first two weeks! Some of the closings in the beginning of Q4 were also at strong prices.

Montecito market
There were 54 sales in Montecito during the third quarter, 33% of which happened within the first 30 days of coming on the MLS. None of these properties reduced their price during their time on the market, and one-third of these quick sales closed at or above their asking price.
hope ranch market
During the third quarter, 11 properties closed in Hope Ranch which was up from 9 sales in 2018's third quarter. Last year, Q3 had two Hope Ranch properties closed over $10M, whereas this year, Q3's the highest sale was $7,995,000. Despite the lack of ultra-high end sales in Q3, Hope Ranch still had some strong closings; most notably 4200 Marina Drive which closed for $4,650,000 and Riskin Partners' sale at 4163 Marina Drive which closed for $6,625,000.
